Window cleaning agreement for spring and fall.
Twice-a-year customers are the backbone of a window business, and they need a page that says what counts as a pane, what screens and tracks cost, and why the hard water spots on the shower-side window may not come off.
The agreement

Window Cleaning Service Agreement between [Your Company] ("we") and [Customer Name] ("you") for the home at [Service Address].
1. Visits. [Two / three / four] cleanings a year, in about [months]. We will contact you [number] weeks ahead to set each date.
2. What we clean. [Exterior only / interior and exterior] glass on [number] standard panes, [number] French or divided-light panes, [number] storm windows and [number] skylights. Each cleaning includes wiping frames and sills where the glass is cleaned.
3. Screens and tracks. Screens are [brushed and rinsed / not included]. Tracks are [vacuumed and wiped / not included]. Torn or bent screens can be repaired for $[amount] each.
4. Price and payment. $[amount] per visit, based on the pane count above. Billed after each visit, due within [number] days. Added windows or a home that has changed are priced before we start.
5. Hard water stains, paint and construction debris. Regular cleaning removes dirt, pollen and normal buildup. Mineral stains from sprinklers, paint overspray, stickers and construction debris need extra work that is priced separately, and some mineral stains have etched the glass and won't come off fully.
6. Ladders and access. Please clear furniture from inside windows and keep pets inside. We need access to set ladders on the ground around the house. We may skip windows we can't reach safely and will tell you which ones.
7. Weather. Light rain doesn't stop exterior cleaning. High wind, ice or lightning does, and we will reschedule to the next open day.
8. Older glass and seals. Old, scratched or brittle glass, failed seals (fog between double panes), and loose glazing can't be fixed by cleaning. We are not responsible for scratches already on the glass, or for glass or seals that fail because of age while being cleaned normally.
9. Cancellation. Either of us may end this agreement with [number] days' notice. Visits done up to that date are billed.
10. Liability. We will repair damage we cause through our own negligence. Our liability is otherwise limited to the price of the affected visit, except where the law in [State] does not allow that limit.
