Irrigation agreement for start-up to blowout.

A sprinkler plan is three visits that have to happen in the right window: on after the last frost, checked in July, blown out before the first hard freeze. Put the windows, the zone count and who's on the hook if the customer delays the blowout in writing.

The agreement

Irrigation Maintenance Agreement between [Your Company] ("we") and [Customer Name] ("you") for the system at [Service Address]: [number] zones, [controller make and model], backflow preventer [type, location].

1. Spring start-up, in [months]. Turn the water on slowly, check the backflow preventer, run every zone, adjust and clean heads, check for leaks and broken heads, and set the controller schedule for the season.

2. Mid-season check, in [month]. Run every zone, adjust heads for plant growth, check coverage, and adjust the controller for summer watering and any local watering restrictions.

3. Fall winterization, in [months]. Shut off the water to the system and blow out each zone with compressed air, set the controller to off or rain mode, and protect the backflow preventer as needed.

4. Backflow test. [Included / $(amount)]. Done by a certified tester [at start-up / once a year], with results filed with [water department] where required.

5. Price and payment. $[amount] per year for [number] zones, covering the visits above, billed [in full at signing / per visit at $(amount)]. Due within [number] days. Extra zones are $[amount] each.

6. Repairs. Broken heads, nozzles, valves, pipe and wiring are not included. Small repairs found during a visit (up to $[amount]) are done and billed at [rates]. Larger repairs are quoted first.

7. Scheduling and freeze risk. We schedule visits by area and will contact you with a date. If you ask us to delay a winterization past [date], or we can't get access before a hard freeze, we are not responsible for freeze damage.

8. Your part. Keep power on to the controller, tell us about any digging, new plantings or landscaping that could affect the system, and give us access to the controller, the backflow preventer and the shutoff.

9. Term and renewal. This agreement covers the [year] season and [renews each year unless either of us cancels in writing by (date) / ends after the fall visit].

10. Liability. We will repair damage we cause through our own negligence. We are not responsible for damage from freezing caused by delays outside our control, from hidden or unmarked lines, or from water use and bills. Our liability is limited to the price of the affected visit, except where the law in [State] does not allow that limit.

Running the season in Redline

Three visits a year don't sit on one even repeat, so give each its own: the April start-up repeating every 12 months, then the July check and the October blowout the same way, each saved as a preset ("Yearly start-up", "Yearly blowout"). For the exact day, let the chat find times: "find a time for the Hollis blowout the week of October 19" offers open slots next to other houses in the same town when it can. Optimize then suggests moves that group blowout week by town, which you apply if they work. It doesn't use maps or drive times.
