Remodeling change order for what demo turned up.

You pull the sink base and the subfloor is soft. The same week she asks for under-cabinet lights and a pot filler, and decides to buy her own backsplash tile. One change order covers all three, with a reason for each.

What this template covers

  • A hidden condition line (rot, old wiring, a joist someone notched) kept apart from the owner's adds, so it's clear which costs they chose
  • Owner adds priced by the unit they're built in: subfloor by the sq ft, lighting by the linear ft, fixtures by the each
  • A credit for owner-supplied material, with the install labor left in the contract
  • The new date for the next trade in line, since one change on a kitchen moves everything after it
  • When the money comes in: rolled into the next progress payment, not a surprise at the end

Doing it in Redline

Take the photo of the soft subfloor and send it straight to the chat: "change order 2 for the Hendersons: 32 sq ft subfloor at $14, 14 ft of under-cabinet lights at $38, pot filler $850." Redline reads the photo, lays out the lines as a quote and saves it on their file. Attach the photos to the job too, so the before shot is there if anyone asks why the price went up.

Customers can't sign in Redline, so get this form signed or keep their written OK. Then say "bump the Henderson job to $48,350" so the pipeline and Home show the real contract, and when the kitchen's done, the final invoice goes out as a card pay link on Solo ($29 a month). The remodeling estimate and invoice templates cover the other two pieces of paper.

Change order 3 is coming. Build it by chat.

Redline is free to start. Send the photo from the job, say what changed, and check the lines.
