Drywall change order for the builder's punch list.

A lot of drywall work comes through a builder, and so do the changes: the owner saw the great room in raking light and wants Level 5, the plumber put a hole through two finished sheets, the garage ceiling got cut from your scope. This form bills the builder for each, with who caused it.

What this template covers

  • A finish level upgrade by the sq ft of wall, separate from the hang-and-tape price
  • Damage by other trades per sheet, with a note so the GC can backcharge the trade that did it
  • Corner bead and trim changes by the linear foot
  • Scope the GC took away, credited per sheet
  • Dry time pushed onto the painter's start, and payment on your subcontract terms

Doing it in Redline

The builder is your customer here, so keep Brennan Builders as one contact with every lot as its own job. Then "CO 2 for Brennan, lot 12: Level 5 360 sq ft at $0.95, 2 damaged sheets at $85, bullnose 46 ft at $3.50" builds the quote on the right job. Attach the damage photos to the lot's job, and have the chat draft an email to the super saying which trade hit which sheets, sent from your Gmail, so he has what he needs to backcharge the plumber.

Builders pay slow, and draws pile up across lots. Invoice the change with your next draw by chat on Solo ($29 a month), and if it sits unpaid Redline flags it at day 3, 7 and 14 and pushes you who to call on the iPhone app. It doesn't send reminders to the builder for you, so make that call or have the chat draft the email. See overdue invoice alerts.
